# Monaco's Real Estate Market Is Having a Record 2026

Monaco's average residential price has reached 57,569 euros per square metre in 2026, a figure that keeps the principality in the position it has held for years as the most expensive residential real estate market in the world. At that average, a buyer with one million euros to spend can expect to acquire roughly sixteen square metres of living space, smaller than a typical hotel room.

The market's volume has kept pace with its prices. Transactions in 2026 total roughly 5.9 billion euros across 493 recorded sales, and residential sales volume jumped by more than half in the second quarter of 2025 compared with the previous year, evidence that high prices have not been dampening demand the way they might in a less unusual market.

The Monte Carlo district alone accounted for 164 of those transactions, 38 percent of total resales, and crossed one billion euros in cumulative value for the first time. Larvotto, a smaller waterfront district built largely on reclaimed land, has emerged as the single most expensive pocket of the principality, with an average price per square metre of 71,167 euros, the only district in Monaco to cross the 70,000 euro threshold.

A new tier has also appeared at the very top of the market: ultra luxury properties now trade above 100,000 euros per square metre, and one residence reportedly sold for more than 550 million dollars, among the largest single residential transactions recorded anywhere. Analysts covering the market describe 2026 as shaping up to be a record year on nearly every measure, from total transaction value to the number of sales above the ultra luxury threshold.
